Paving the way for homeownership

There are many reasons why homeownership can feel impossible. For Carlos Cordero, it felt overwhelming—especially as an immigrant. But with the help of the county’s Homebuyer Assistance Fund, Cordero was able to navigate the complexities and purchase a home more quickly than he had ever anticipated.

We interviewed Cordero about his experience with the Homebuyer Assistance Fund, which together with implementing partner Neighborworks Home Partners provides eligible first-time homebuyers up to $30,000 in down payment and closing cost assistance. The program also offers forgivable 10-year terms and zero percent interest, making it a sustainable option in the long-term. It’s designed to support income-qualifying residents from communities with the lowest homeownership rates to buy a home.

Below is our interview with Cordero, who explains how the purchase of his new home is such a gamechanger.

“I hope it becomes a place filled with good memories”

What were the biggest challenges to becoming a homeowner?

One of the biggest challenges was understanding the entire homebuying process and navigating financial requirements like savings, credit, and documentation. As a first-time buyer, it felt overwhelming at times, especially balancing everything with work and daily responsibilities.

How did down payment assistance make a difference for you?

It made a huge difference. It reduced the financial burden significantly and made homeownership possible for me much sooner than I expected. Without this support, it would have taken me much longer to save enough money. It was something wonderful—something that has completely changed my life.

As an immigrant, I used to think I was limited to renting. I viewed buying an apartment as something very difficult to achieve. Little by little, things began to fall into place, and I was recommended this assistance. It helped me secure a more manageable monthly mortgage payment. I feel very at peace and happy in my apartment.

Why did you want to become a homeowner?

I wanted to become a homeowner to have stability, build a future, and create a space of my own. It’s important for me to have a place where I feel secure and can grow personally and financially.

What makes you most excited about your new home?

I’m most excited about having my own space and the sense of independence that comes with it. It feels amazing to have a place I can truly call mine, finally. Since getting the apartment, I haven’t stopped making changes to suit my taste—it’s something that makes me very happy. I hope it becomes a place filled with good memories.

Is there anything else you’d like to tell us about your experience or your home?

My experience was very positive. The process felt smooth and well-supported. The team was responsive, helpful, and guided me every step of the way. I truly appreciate the opportunity and support that helped me achieve this important milestone.
