Property notices
Three notices go out each year.
Get electronic notices
You will receive your annual property notices electronically instead of via the US mail.
Use the enrollment code from a mailed property notice to enroll.
Request, update or cancel enrollment
Cancellation
You can cancel enrollment at any time.
Automatic cancellation happens if there's a:
- Legal change in ownership.
- Change in legal description due to division or combination.
1st notice - Valuation notice
This notice goes out in March.
The notice states the value of your property and its classification. We use these to calculate your property taxes for the following year.
It also states any special property tax programs that the property may qualify for.
You can appeal or question your property's classification or value after you get this notice.

Independently managed cities
Hennepin County doesn't manage the valuation notices for all cities.
Some cities manage their own.
If your property is in one of the following cities, contact your local assessor.
- Bloomington
- Eden Prairie
- Minneapolis
- Minnetonka
- St. Louis Park
2nd notice - Proposed levies & taxes notice
This notice goes out in November.
The notice shows an estimate of what your taxes will be the following year.
It doesn't include special assessments that may be added to your final bill.
It includes the meeting information for when you can provide input on proposed budget and levies that affect your bill. These are called truth-in-taxation meetings.
3rd notice - Tax statement
This statement goes out in March.
It shows a detailed breakdown of the taxes due and includes payment stubs.
The first half is due in May and the second half is due in October.

More past information
You can request a generic record or specific payment data.
Generic records
These records supply basic tax information, such as the total due, amounts paid, and if refunds were issued for the requested year.
- This type of record is most commonly used for filing taxes and general record keeping purposes.
- Fees – $1 per request, per year. Example: For information on one property from 2008-2010, the total fee would be $3.
Specific payment data
This data gives you payment details and breakdowns for the year you are requesting.
Specific payment data is available starting in 2014.
- We do not provide copies of the checks to anyone other than the person who issued the payment.
- Fees – $15 per year researched. Example: For payment information on one property from 2022-2024, the fee would be $45.
Submit a request
Complete and print the previous year tax information form (PDF, 1MB).
Mail the following to the address on the form:
- Completed form.
- A self-addressed stamped envelope for us to return your information.
- Check made payable to Hennepin County Treasurer.
Requests are generally filled within a few days.
